Membership Levels

Charter Members are those Lot owners who submitted their property to membership in the Association in accordance with the Declaration of Protective Covenants and Mandatory Membership for Chestnut Springs, which was filed and recorded on May 29, 2002 and on July 9, 2002 with the Clerk of Superior Court Cobb County.  There are two levels of Charter Members in the Association, Recreational and Community.  These Lot owners are the only participating members in the Association allowed to be Charter Members.  As such, they can convert their membership from either Charter Recreational to Charter Community or from Charter Community to Charter Recreational no more than once per calendar year.  Such conversion requires the Lot owner to provide written notice to the Board no later than 30 days prior to the due date for annual membership fees.

Charter Recreational members are entitled to use and enjoy any and all Chestnut Springs recreational facilities, including but not limited to, the pool and tennis facilities, lake and the clubhouse facility, as well as all other recreational facilities.  Dues for 2019 are $600.  Clubhouse rental rate is $35 per private party or $60 per for-profit function.

Charter Community Members are entitled to use only the lake and clubhouse facilities.  Dues for 2019 are $200.  Clubhouse rental rate is $60 per private party.

Upon the sale of a Charter Member Lot, unless it is sold to the owner’s spouse or heirs, upon the owner’s death, the Lot shall automatically convert to Permanent Recreational membership status in the Association without the ability to convert or change said Recreational membership status thereafter.

Permanent Recreational Members are those Members who purchased Member Lots after the execution of the above-referenced Declaration of Protective Covenants and Mandatory Membership for Chestnut Springs.  No other membership level is offered for these Lot owners.  These members are entitled to use and enjoy any and all Chestnut Springs recreational facilities, including but not limited to, the pool and tennis facilities, lake and the clubhouse facility, as well as all other recreational facilities.  Dues for 2019 are $600.  Clubhouse rental rate is $35 per private party or $60 per for-profit function.

Non Members are the owners of Lots which were not submitted as participating members of the Association in accordance with the above-referenced Declaration of Protective Covenants and Mandatory Membership for Chestnut Springs.  As such, these non members and any subsequent purchasers of these non member Lots, shall not be required to submit their Lot for membership in the Association.  If the existing non member or the purchaser of a non member Lot chooses to submit their property as a participating Lot in the Association, they will be required to pay a non-refundable fee in the amount of $5,500.00 in order for the owner of the Lot to become a Participating Member of the Association as a Permanent Recreational Member.  No membership type other than Permanent Recreational is available to the non-member Lot owners or subsequent purchasers of these Lots who choose to join the Association.

Non-Members are not allowed the use of the amenities, including but not limited to, the pool and tennis facilities, lake and the clubhouse facility, as well as all other recreational facilities.

Non-Members that wish to contribute to the cost of general upkeep of the neighborhood are encouraged to do so.  However, this does not entitle that household any rights to use the amenities.

The HOA Board reserves the right to sell yearly use passes to use the amenities, on an annual basis, to non-member homeowners.  In 2022, that amount is $865.  The purchase of a yearly pass by a non-member homeowner does not grant that homeowner any voting rights in any HOA matters.
